For several of Preferred Real Estate’s projects, Cresa took on the role of site developer, in-house development group, facilitator, and owner’s advocate. In this role, Cresa handled all aspects of each project. Our goal was to work for the developer – Preferred – and end user to ensure that all project requirements were met. As the development managers on each project, our team was tasked with developing former manufacturing and production campus facilities, most of which had brownsfield conditions, into adaptive reuse office and commercial applications. Cresa managed the process for each individual project including redevelopment, adaptive reuse, and interior renovations to accommodate the tenant.Results
Cresa served as the owner’s representative for the redevelopment of this historic 1918 manufacturing facility into 450,000 SF of Class A office space. The project included environmental remediation, major structural demolition and repairs, new road construction, tenant fit‑outs, and coordination of utility improvements within the AMTRAK right‑of‑way.
Budd Commerce Center, Philadelphia, PA
Cresa supported the redevelopment and subdivision of a 75‑acre former manufacturing site totaling 2.4 million SF. Services included oversight of environmental remediation, building renovations, and the conversion of 265,596 SF into Class A office and headquarters space for Temple University Health System, while coordinating historic window replacement. This facilitated placement of the entire site on the National Historic Register and related tax credits for the Owner.
Island View Crossing, Bristol Borough, PA
Our team provided coordination review and construction administration for the renovation of this historic 180,000 SF, three‑story building. The project delivered 150,000 RSF of modernized space, now occupied by Lenox across multiple floors.
